in today's mail i received both a 'Renewal Offer' and in a separate envelope a 'Notice of Cancellation of Insurance' with a 'Past Due' bill demanding $600 plus $10 late fee.since my policy with Farmers ended April 30 and I was unhappy with their rates, as of may 1 i switched to Amica and was told i don't need to cancel my old policy as it expired.some nerve farmers has to mail a renewal offer yet renew it without my auth and already apply $10 late fee barely 10 days into if i had let it renew.i've had other issues with farmers which i could go on and on about, for instance they doubled my auto insurance premium because my discount affiliation letter listed the dates i was active with the organization but was missing a date it was signed by the officer, etc, ridiculous stuff; suffice it to say, farmers?

I wanted to get the opinions of all the smart people on this forum on whether the rest of the stained drywall really ought to be removed (to prevent further problems, e.g. mold), or if it would suffice to just to let it sit for a little bit longer (i.e. to make sure any possible moisture is dried out) before applying kilz and painting over it.

If you're a relatively small scale investor (buying about 1 property per year, or less), then online calculators like the ones BP has, combined with your own spreadsheet customized to your preferences should suffice for the data analysis portion of your property analyses....but the data alone doesn't tell the whole story (Zillow learned this the hard way!).

Hi Alan, I've answered this Q at length in other threads, but suffice it to say, unless you find a STEAL on a move-in ready home, or a reallllly good deal on a flip AND can bring it to code, what you call student rentals are not likely to cashflow in city limits.
