lets say I just declare my lawsuit as a Res Ipsa Loquiter lawsuit and don't allege a particular person did the wrong at this point. 

Quick layout:1. seller got a "we buy houses" card in the mail2. buyer allegedly took through several "inspectors" against sellers wish3. seller DID sign a contract but defaulted on the sale.After being educated, seller backed out.

The judge will fault them for signing something they allege they don’t understand – but the judge will also come down hard on you for not providing a lease in the native language they understand, especially if all or most of your tenants speak Spanish.
