I usually prefer to encourage an equity fund with a preferred return so that it looks like debt but doesn't put unnecessary pressure on the syndicator/manager.

Some of my generic comments :- the volatility in-home price especially in markets like AZ, NV is driven by too much Ibuyer activity, that activity seems to cause unnecessary market volatility and bidding wars.- While company like Opendoor can raise the money thru diluting previous shares and having no-recourse long-term debt, at this current rate, they may not be able to do business in a reckless way anymore.

If asset can meet FM guidelines such as warrantable condo --> go to conventional (not using LLC).What you don't want to do is you go with (b) route and create LLC, that's unnecessary.

If they hesitate in answering a question or answer a question with rapid unnecessary chatter both indicate a person is lying.A second interview of the possibly 10%, maybe one 1 or 2  potential applicants, will result in a application being submitted for background and credit check but by this point you are most likely screening applicants that will easily pass.

If a seller tries to convince me that an appraisal is unnecessary, that is a big red flag.The post indicating ROI with a profit of $15K for a 17.9% ROI is silly with pending $26K expense.
