The FIRE movement taught me how to be frugal where it matters, credit card point hack, and other "life hacks to save money, but REI taught me to take that savings and invest it in something that would improve my life immediately through cash flow, as opposed to limiting my dreams just so I can quit my W2 and investing in things with extreme volatility and which I have little control over.

In Oregon we did mainly timber plays so bigger dollars.. one of my star's was a 700 acre tree farm we paid 1.8 for i busted 10 lots off the front half that i sold for about 1.5.. we held the rest of the land logging it gently each year bringing in about 30 to 50k net in log revenue ( commercial thinning is what they call it).

Becaue direct ownership we could have control with fixed rate debt that's guaranteed by gov, our asset would usually flat or going up/stable, since it's controllable it's more like 'passive'. single family residential is not valued by the movement of cap rate, but it's valued by the real market supply-demand metrics.in all my direct asset everything is going up with scale of 20-40% IRR, so all these naives LP investors are just being fooled so much by the most teaching in real estate and they're not unable to decipher whether what they learnt is accurate or not.
