But you'll know right away if something is being listed as a B but is actually a C or D ( I have seen folks listing props in C+ areas here in Bham as being A-, and someone from another market wouldn't know the difference without looking).

Along the same vein, if you have a decision to make (like taking off or buying a rental) before you pull the trigger you think through all the things that could go wrong and remove those outcomes, then you at a minimum won't fail ( either crash an A/C or sink a bunch of cash into an overpriced d-class turnkey).

I would think there would be tons of people who would be looking for passive $ …without shelling out $20K … I know we have a large group of women in CA & several have indicated they want to do wholesaling and flipping and we will be looking for private lenders or silent partners for deals … the FB Group is SoCal women’s real estate investment team

I would bet on cities with decent past and projected job growth. if the economy enters a correction, people will stay/flock to cities where there's jobs. there were some good cities already listed above but you'll also want to check that there's a diversity of economies, that it fits within what you have saved capital wise and have some local investors/connections already there who can help you out with building your team.
