I admit i don't think i understand your question but here i go thinking out loud.the commercial or residential label pertains to the type of loan one will need to buy the property. since your property is less than 5 units, one will need a residential loan to buy. and as such the comps would come from similar properties i.e. 3 units properties

You will want to speak with your accountant and read a few related CRA bulletins to ensure you set-up any such transaction such that it does not run afoul of the Taxman and that neither you nor the buyer get a deferred surprise down the road.Similar to what you read on BP pertaining to the U.S.A., here at home there is a distinction between leasing a property with an option to purchase and a scheduled/deferred purchase programme and you want to be certain you do not inadvertently mix the two.
