They said that no electronic equipment allowed, i.e. cameras, cell phones, purses subject to search, etc.

I am currently putting up external cameras, have signs asking guests to respect quiet hours, have ordered a decibel monitoring device, and have visited with the police to explain I do not cater to parties.

I have done very well, but it's been by buying at a discount, being very conservative with repairs, accounting for cap ex, getting repairs done cheaper than the other guys (I own, for example, a commercial snake, line locator, camera, etc.), rehabbing with an understanding of durability, and, if I'm being completely honest, quite a bit of luck due to an appreciating market.

Curb appeal, lighting, possibly security cameras, solid core or decorative metal doors with deadbolts and security screen doors, interior painting that is not one color on everything, accent walls in main living area and primary bedroom, cabinets and closets painted white on the interior, flooring limited to one or two designs throughout the unit, and no carpet, windows and screens fully operable and clean...all of this will elevate your unit vs. most of the others in such a neighborhood.

We also put a ring door bell or camera on the front and back of the property with smoke sensors and decibel sensors on the interior to record high levels of noise or smoking.

(I specifically say B class or higher in a mid-sized or larger city, because lower class properties, and properties in more rural areas would be exponentially more difficult to manage remotely...I may not be the brightest bulb in the chandelier, but I'm smart enough to avoid that trap...).I've self-managed my local LTRs for years, and the task that requires my physical presence more than any is showing property to prospective tenants (I can't easily hire this out to anyone other than a PM, so I'm stuck doing it myself)... but, I have heard of owners using smart locks, security cameras, and Zoom to remotely supervise/monitor prospective tenants who walk the property without anyone else physically present...Does anyone have experience/opinions about managing viewings remotely?
