Right before Christmas I toured a bunch of open houses, each was fully renovated/flipped and each needed 5-25k in near term repairs (1-3 years).

Our economy starves during Christmas, Spring break, and the summer months.

Interestingly, I think lots of baby boomers can take an absolute beating on the sale of big trophy like homes built for larger families and still be fine to trade down to the 2-3 bed 1/2 bath 1400 sf low maintenance condo they really want and need.

This just happened in time for Christmas. 

I grew up on a land family in Northern CA and my first 6 or 7 years in the business was selling nothing but vacant land and small ranch's and a few bigger trophy ranchs .. bought and sold most of my own inventory but did some brokering..

Saturday there was more debit card transactions than Christmas Eve. 

I don't tell most people this but my favorite time to buy is between Thanksgiving and Christmas!!

Repeat every quarter, but change up the method and message (letter one time, Christmas card next year, postcard another quarter).
