Save money, go look online what books you can order free from the library, get a Real Estate license book/ a NMLs course book/ real estate law books/ construction books.

I, personally, learned a great deal from skimming through whole sections in the local library and picking up the major themes running through them -- personal finance, retirement, economics, etc. 

I am getting it proctored at the local public library.

If you ask a seasoned investor if they say they know it all they are full of it - you are constantly learning and there are always new situations that people go through that others can use as a learning experience One simply needs to go into their real estate attorneys law library and look at volume after volume of law books to understand NO ONE knows it all or even remotely close..

If you are not doing anything but giving me access to this library why am I being charged 3 times the amount of everyone else. 

Tech companies around here (or in other high priced markets for that matter) don't make money by selling PC's...

Visit a local library and there is a good chance it was somehow funded by his legacy.  

And no sane person rents to a family instead of individuals in their own rooms and kisses away 30-50% of their revenue (by not renting out the living room, dining room, rec room, library, basement, etc, as bedrooms). 

The larger the house the more likely you'll have a large living or dining room, a library, a home office, a rec room, a media room.
