That seems like you're bottleneck right now and that's fine there's bottlenecks all along the way. once you solve this there will be something else.

We just need to solve the bottlenecks one at a time.

However, my question is, isn't the bottleneck 1031 to 721 exchange is very high minimum to invest (like half mil. $) ?

The bottle neck I am running into is getting a time to see the house.

I'd much rather broker a transaction & make $4k-$5k with a minor marketing cost than have to put up all the time, effort & risk into a full renovation to make a marginally smaller amount of money doing something that will bottleneck the amount of deals that can be done.

My partner and I are about to embark on a similar journey and we're already know the bottleneck will quickly be lenders.

And then one has the supply issues of the LA dock bottlenecks, more recently the train union issues, the Russian invasion of Ukraine...it all means one thing: Inflation.

Have you found a solution to that bottleneck?
