A simple will or living trust with an elder care attorney, along with durable powers of attorney for asset-management and healthcare will avoid a lot of headaches.

The $675 unit is below market...currently an elderly widow on fixed income lives there, and the landlord has never increased the rent on her.  

@Kai Hicks  When my husband and I purchased a home it was a soft market, so I rented out my Northern California condo to a really nice elderly lady.  

The only property tax discounts in Mecklenburg county that I am aware of are for the elderly low income households (65+) and/or disabled veterans and that only applies to their primary residence.
