 @Joe Edelman, Your plan makes a lot of sense—starting lean, learning wholesaling, and keeping the best deals is a smart way to build cash flow while gaining experience.

Remote PM is hard enough and many people lose their shorts trying to do this in order to save a few bucks- just scroll through the forums to see how it can go badly.

The tax advantages (depreciation, deductions, capital gains treatment, etc.) are a huge part of why many investors build wealth through real estate.

I’d love to hear real experiences from the community.Here in Canada we have virtually no secondary note market so I have to create my own by selling on terms.Once set up, yeah it's about as passive as real estate gets.
