Hey @Joel Matthews, I’ve seen a few investors do sub-to deals in Philly, and they can definitely work if you’re careful.

But none of that pays the mortgage.If you want predictable cash flow, you underwrite deals based only on what the property can realistically produce the day you buy it.

Have you gone to any mentors or fellow investors to vet the deal and ask them if they would get the deal or not?
