In a fourplex, every tenant has 3 other tenants to get along with, so that's 6 social interactions - and a lot more opportunity for drama.

You say they are "great tenants" but what you detail, the attitude, drama over paying utility, is anything but "great" more or less even decent tenant. 

If you rent a full unit, the tenant drama within the unit is not typically your concern.  

They don’t chase drama, they prevent it.Test their response time before you hire them.

Not trying to cause drama but this is my first experience with real estate, is this normal?

I have 5 units in total and can't afford any more.... but have found since with tenants its just been one crisis and drama to the next endlessly.
