A private lender is typically not a business, its typically an individual.

This is as an individual shareholder, not the Co-Op entity or sponsor.

I am talking about burnt lightbulbs, leaky faucets, light switch not switching off....etc.I am trying to be a very responsive and empathetic landlord as my tenants are pretty good, and I want them to be happy where they are. 

As others have mentioned, structuring the LLC correctly, tracking your hours for material participation, and keeping clear agreements on responsibilities, rent, and exit strategies is key.

My guess is the majority of the responses you've gotten on this thread are from hard money lenders advertising themselves as private money lenders.

@Stuart Udis I agree on multi units , making tenants responsible for common areas is a bad idea .
