I truly believe in avoiding the paradigm I hear a lot on this site and others of something for nothing, instantaneous gratification, diseased mentality.  

I would focus on multi-families so you can find ways to add value...increasing your NOI, and therefore realizing instantaneously equity gain. 

No real estate deal will get you 80% instantaneously with 0 risk, which is what a 4% match on a 5% contribution does. 

It has only been about an hour, but I thought it would be "instantaneous" as the ads suggest it would be. 

Knowing your audience also plays a role ... many folks here speak/understand French to a degree, so the pronunciation and meaning are typically instantaneous.

Now, listings are available as soon as they hit the market, you can search other areas, sites, etc. and find results instantaneously, there's Biggerpockets where you can get almost real time answers to any question you can imagine, etc.  

You accept that you cannot get there instantaneously; you accept that you will travel the distance, and in time, you will arrive at your destination.
