Larger and you get multiple families or a large number of kids. 

@V.G JasonYou've brought up multiple obstacles that I am currently facing.On the family front, my wife and I are not planning to start a family for another 5 -6 years so we are trying to take advantage of the time without kids to pursue this.The main concern that I have is I just don't see the math working at the price points for duplex that is 500K.

Assuming you have a family with kids, time will always be your most valuable asset.

This is because the student body has shifted, and many students now come from more affluent suburban households and the parents are willing to pay more to house their kids in better housing.

unfortunately or fortunately for my kids and grand kids they will get the bonanza I will be lucky to see the huge return..

Familes coming with kids want access to amenities. 

No time and the kids start coming back lol (the 21-year-old is still living at home in one of the bedrooms). 

Their are health issues of course and lost jobs.. but there is also the KIDS STOLE the money. 200k forth of cars boats RVs in the driveway with massive payments etc etc.

We have 3 kids in their teens with college plans as well.
