For Guys the main things that come to mind are: 1) Property damage2) Neighbor complaints3) NOT calling about repairs that need to be made4) Prolonged turnover times For Girls they are:1) Parental involvement/helicopter parents2) Pest control 3) Security issues (i.e. house is broken into)4) Roommate dramaBoth can be incredibly difficult to deal with for sure.

Per our lease agreement (smoke detector batteries, pest control, furnace filters, mini-blinds, lawn care, whatever, is/are your responsibility.That is an upgrade we can do with a lease increase of $xx/month.We cannot control the neighbors.After a few months if they continued to make unreasonable demands via the maintenance portal, I'd non-renew them.

Yes I believe at this point I am forced to do something to clear the building of any mold allegations because tenants do talk to each other, and I wouldn't want someone to hear from someone that there is an apartment with mold infestation and also that the owner/manager did not take action to remediate the possibility of mold.With that in mind, I think the mold testing to be done, needs to be building wide and not just that unit alone.

Also add items to your lease that are particular to your property. such as parking, number of vehicles, cameras, pests, lawn care, renters insurance required, whatever.
