I'm not expecting to profit a great deal on my first property but definitely don't want to be paying out of my own pocket each month for the mortgage. 

Cashflow is just 1/5th of the profit puzzle.

Flip profits are taxed as active income, so once you’re doing consistent deals you’ll want the right structure (usually an S Corp) to keep taxes down.

Take the conservative ARV, subtract build cost, soft costs, holding, and your required profit.
