I’ve been looking at different STR models lately (not Hawaii specifically), and one thing that keeps coming up is how big of a difference the marketing side makes compared to traditional PM.A couple things I’ve noticed from other investors’ experiences:• Direct booking + strong branding can make a huge impact in high-end STR markets• Relying fully on OTAs (Airbnb/VRBO) in luxury areas usually leaves money on the table• Having solid boots-on-the-ground is huge — not just for cleaning/turnovers, but for fast response times, quality control, and protecting the guest experience• Areas with high traveler expectations tend to reward hosts who manage the “guest journey” themselvesBreak-even cash flow being important makes sense, especially with Hawaii’s pricing and regulations.

The equity multiples are better aligned between the 2 year and 5-7 year examples because this metric isn't as impacted by hold period and is why investors like to see both the IRR and the EM.

Land size definitely affects value, but the impact depends on how that extra land is actually used or perceived by buyers in your specific market.If the larger lots around your subject property mainly offer more open space but don’t add much in terms of usable area like room for another structure, pool, or subdivision potential then the price difference might be minimal.

I'll add that price point impacts turnkeys also.Labor & material prices don't change much whether one is working on a $100k rehab property or a $500k new build.So, the lower you go in price, the harder it is for the turnkey provider to generate a profit - and the more likely they are to cut corners:(
