We are still privately lending, but we now developed a lot of smaller fund partners to help us fund deals.

There's probably a reason the lender doesnt want you seeing the inside until after youve closed....There's also probably a reason this house was foreclosed on in the first place instead being sold on the open market for top dollar. 

But that deal grossed me $320,000 profit more than I paid for the property when I sold it.

We're working to originate a private loan on a SFH in Detroit, MI.

My question is, is it a good idea to buy a house from a wholesaler using a private or hard money loan.

I understand better when I have numbers in front of me.For simplicity, lets say there was no depreciation and no realtors fees.So lets say that the purchase price was 200K and I put in 10k of money for remodel into it, sold for 250K so my taxable portion is going to be 40K?
