As for the filter, you might consider switching to a system that lets you supply and track filters if tenant compliance is an issue.

After paying the main note, cleaners, utilities, supplies, repairs, reserves etc and taking my fee off the top, there is not as much bottom line left to split up as you would think.

As populace grows, so does the money supply need to grow.

Someone who can actually close in the time frame that was agreed to (This also requires the investor work to supply all thats needed).

@Matthew HollandsworrhYou’re definitely on the right track by targeting Northeast OH — lots of investors operate there and good contractors are always in short supply.

I did my first one with the help of my buyers agent, the title company who supplied the promissory note for free, and a few hundred bucks for my lawyer to review the docs prior to closing.

The supply chain will need a decade to find new sourcing.  

@Gin Zhuang The Ciy of Flint, Michigan had a major issue with lead pipes a few years ago that scared a lot of people.What people fail to realize is that MANY homes in this country, built before 1950 have lead pipes from the city supply and may have internal lead pipes. 

I will supply the air filters, can I put clause in to make sure the air filter is chaged once a month?
