Many watcxh a few YouTube videos or pay a guru for the secret formula and know little about the process and even less about what reno costs or ARVs are.

I’ve read a couple of the BP books, listen to the Rookie Podcast pretty much every day, and go down way too many YouTube rabbit holes on strategies I probably shouldn’t be touching yet.My fiancée and I have a goal of building up enough rental properties to bring in about $1,500/month in the next 10 years.

If you're unsure how to start, you can easily find plenty of resources on YouTube and BiggerPockets to learn.

Please, share some tips and cite the pages and books on what was so enlightening that one cannot find for free in the forums here or on Youtube.  

I hear all the podcasts and all of the youtube videos about short term rentals, additional "active" income, depreciation and cost segregation, short-term rental loop hole, etc. - it all just seems to good to be true.

Add in any reasonable approximation for the millionaires (~29%) who listen to BiggerPockets Money (5M unique listeners) and we are well past that goal, not including listeners to our other podcasts, YouTube viewers, book readers, guests (not logged into BiggerPockets.com accounts, etc.)

Just get properly trained first (there is No One on YouTube pushing SubTo that properly trains, in my experience)I have been sued and I've sued.
