I only mention it to warn you that there're MORE restrictions than just the "passive activity loss" rules that you must have heard of.One very important concept to remember, and a beneficial one, for a change: restricted (the IRS calls them "disallowed" or "suspended") losses are NOT WASTED.

For your first property, I'd suggest either a turnkey single family or a light cosmetic value add property (paint, lighting, bathroom updates and MAYBE kitchen updates) that a property manager can help you get turned, and on the rental market.

I actually received a call yesterday from another DST firm warning me about this just in case we have clients in it (we don't).They believe that firm as a whole might be dropping distributions on ALL DSTs to 0% and may be closing doors.
