I don’t know if Patrick was completely duped by Robert as well, but I do know that when I make inquiries, Patrick directs me straight to REM and doesn’t address the issues himself.Patrick seems to be a very intelligent guy and, honestly, I still occasionally listen to his educational content, but I will never invest with him again. is he licensed series 7 so he can legally take fees or was he a principal or employee so he could legally take fees ? 

We are power washing the exterior and porch (and staining it), fixing gutter downspouts, removing trash from the property, putting up exterior lights and security cameras, getting lead certifications, etc. 

I ended up selling my property to wash my hands of it.

Everything else is pretty much a wash IMHO.

We have spares and rotate them out.Blankets and the such get washed about every 30 days or more often if needed.

So that part is a wash, but if you buy a second property in year two of investing versus buying your second property in year 3 or 4, you are missing out on all the appreciation and cashflow.
