We had our escrow instructions to title telling them they can record when they can put us in second position.. so we were good there.. that was another title claim I made and got paid off.. turns out the bad guy new when our title company had their recording slot and recorded the deed of trust just ahead of us..

I did have an interesting conversation with their "director of education" who spends an hour to see if potential students have what it takes to qualify for their limited number of coaching slots...in less than a half hour he decided I wasnt a good fit for their program, and hung up on me :-) My non proprietary "secret" is; think about who the buyer is, figure out what they want and give it to them.

Keep the agents list and the investor lists separate and you should have another good out for your deals.I've also worked with builders in the past, sometimes some of the smaller builders will flip houses as well if they can slot and ADU somewhere on the lot.Best of luck!
