A 'bird dog' is a 'finder'... and while there are clear cases of advertisers overstepping their bounds into brokerage (http://caselaw.findlaw.com/il-court-of-appeals/1546961.html) there are also (many not so clear) cases where a 'finder' is not a broker (http://law.justia.com/cases/new-york/other-courts/2010/2010-20104.html).I would encourage anyone to browse the last link for 'finder' and also to look at the section 'Quality and Quantity of Services', 'Fiduciary Duty', 'Differences in Entitlement to Fee'.

Contrary to what others have said, I think finding an accountant who is local or atleast very knowledgeable about the tri-state area state taxes is important.New York has very different tax laws than other statesI.E. an MCTMT tax if you have a business within a specific area, NYC not recognizing S-Corp Status, etcNew Jersey's tax return is drastically different than the federal.

I don't have much information about pre 2022 stuff1) All the documents related to the $56 Million fraud case against Crew are online and free to look at on the New York Unified Court system website at the following link: https://iapps.courts.state.ny.us/webcivil/FCASeFiledDocsDeta...2) I am paying special attention to the unsealed complaint Doc#49 on 5/17/2024 and the amended complaint Doc#137 on 9/13/2024 - KHCA details what they allege is the CREW scheme3) It alleges Wettengel and Muro sold syndications but did not repay their bridge credit line as required.

Larger units with more bedrooms tend to take longer to rent in my market - New York - but I'm not sure if the same is true of Minneapolis rentals.Tips that could help fill your vacancy:- Offer to pay broker fees (if tenant is currently responsible)- Offer to include some or all utilities in the rent- Offer concessions, local PM companies or agents should have insights on concessions offered in your market (i.e. 1-month free, reduced security deposit, etc.)All the best!
