If you need something really high end, look at local door places they will have a wider selection.HD and Lowes have been good to me for low end doors all the way to lower high end stuff.

I would spend a ton of time on this forum reading all the posts.

ADR is function of average rate and occupancy rate.I have seen markets where the competition is fairly stiff and other markets were most of the competition is not good.  

At inspection tenant is charged for all tenant caused damage and most damage is fixed shortly after the inspection.  

If you just want the functionality of a garage then what you are describing will likely work. 

I will note we've had insurance payouts that end up being more than the cost of the repairs when all is said and done, so that is not unusual.

And I would ask about the layout, if it functionally makes sense.Those are some of the big hitters I can think of.

What I all the back end of real estate IE title insurance functions are so foreign to 99% of investors they have no clue on how any of this works if there is a water landing. jsut because you have title insurance does not always dictate a fast pay out or a payout at all..
