One piece of advice: really get to know the sub-markets (block by block in some areas) and run conservative rental estimates so you don’t get surprised after closing.

Elias you are correct that the non-occupant seems to be the biggest stumbling block we keep hitting thus far. 

See if they would also be able to share the redacted purchase and sale agreement they have with the seller, so they can block out the sellers name and purchase price if that makes them feel more comfortable.
