Look up the manual for that model online, you'll see a section on how to calibrate the oven temperature.  40 degrees off is a lot, and I would not like to live with that either.

And how are we calculating buying price, 2018 values as ARV as we have lost all gains from 2019 already and sellers have not yet calibrated so it may take 2-3 months.

It seems to make a lot of sense financially, as well as keeping tabs on what's going on in your building.Both nice areas, both expensive as hell.To calibrate I just looked at the MLS and the CHEAPEST multi in Medford is a duplex with 2/1 units.

You have better defined or calibrated your BS meter, you can better identify it when you hear it regardless what the BS is about, use it!

In our experience, the higher calibre tenants prefer a longer term (they want to settle down and find a Home); though when the housing market heated up we also had a lot of great applicants who wanted the flexibility to leave if they were able to BUY their own home (a bit more work for you, but not awful if the tenants are consistently good).Congrats on the purchase!

The law is written the way it is to discourage inflated appraisals...not to precisely calibrate a true market value.
