I have seen a lot & heard a lot of his content & really like how well they compose it.I'd still recommend getting involved with your local community as well at the local REIA's or other investor meetups.

I entered my 30's this year, work in management consulting, I'm passionate for soccer, music, and all things personal finance. 

Sometimes I need a podcast to help work through something or simply to stay updated on the most current applicable info to my world (shout out OTM) but the times when I look around and go "man I am really just cooking right now action wise" are the times I'm not overloaded with learning, its the seasons that I turn on some music or just go for a walk without anything, those are when I find I'm tending to lean in and hit the gas.

Things like "no disturbing the peace"... mandatory quiet hours between 9pm & 7am for instance, what can and can't be stored outside, and where it must be kept (bikes, toys, etc), how trash is to be disposed of,  no loud music that can be heard in another unit, etc.  

I have several friends/clients that have taken advantage of the STR "loophole" that began to Phase out during the Biden administration, so this is music to my ears if true.
