Destroyed newly purchased fridge because they would use a screw driver to try to break up ice after they left the freezer door open. 

Really, it should be seen as icing on the cake for something you were already going to do. 

If you can use a 203k or homestyle renovation loan that is icing on the cake.Fix and flip and STR are all great strategies, but to be honest, they are all very heavy lifts to get off the ground and then scale.  

Im sure it'll be a huge change in the winter, for us the last few years there's been ice more than anything in Indiana.

Growth/natural appreciation is the cherry, but you want the whole cake, the banana, the icing and the whipped cream.
