So, the amount shouldn't matter.Your friend's opportunity cost of lending you the money instead if investing in a strong performing mutual fund let's say is about 15% - 20% on a good year. 8% - 12% on down years.I have a PM deal I am negotiating for myself and we landed on 12% APR which is essentially 1% per month.

@Nelressa Faye I don't know if a Hard money lender could be sharia approved, but I do know that the University Bank of Michigan does traditional loans that are sharia approved.This is a good resource for Islamic funding.
