I do know coaching/mentoring/selling programs can be good money, especially if a person knows how to market themselves or has a bit of prior exposure.

I am lost for words and don’t know what I should do now.

My initial thought is building a 10-15 unit townhome community for your first ever real estate transaction may be challenging.If you know the steps and have the confidence go for it, but I wonder if doing a few smaller deals before the townhome complex would be wise.

Most deals on-market aren't great but you should still be looking at them (same with off-market deals as well).

So I got this deal in my hands and the lady want to only deal with me she have a villa that’s only a one bedroom one bath but the only comp you have for the villa is from 2023 what should I do need advice 

Am I allowed to do anything anytime soon, or am I 3-5 years away from my deal if not longer?
