Focus on finding deeply discounted properties.

So my cost structure may be different than your market plus I get some volume discounts.  

I would give them the month of December at a discounted rate due to the holidays.

this industry seems to go in cycles like many others the fact that Brian can buy these at 40% or more discounts and at a fraction of what they cost to build tells me many simply do not make it in that industry..

Here is what I am going to charge.In my case I have them some discounts if they handled certain makntence themselves and signed a year lease.

The tenants get discounts on renters insurance, they get accident coverage if they accidentally break something, they get moving concierge services, utility setup services and they also get access to a 24/7 maintenance number.

We have been doing Rehabs for a couple of years and our marketing occasionally yields a property that we can buy at a discount but doesn't fit the full Rehab model.

You can be discounted, but one mistake on the job and you are done.I would first find your niche and go after it.
