What advice do you have for presenting a compelling win-win proposal to a broker?

When I moved out of state, I decided to rent out my condo but the HOA frequently changed its policies, and during a vacancy between tenants, they unexpectedly revoked my unit's rental approval.

If we go to small claims court, I win.

Just offer 10% less than it’s worth to “win” the bid.

Stack some quick wins, then pivot into buy-and-holds when the cash cushion is there.

I manually check the competition, which frequently requires overriding automatic pricing.You have to have a standout property as there is definitely some saturation in the area. 

There are some where’s there’s a large penalty (call it 3X) if you withhold and the tenant wins in court. 

As long as you keep an eye on the HOA and find a strong association that has a solid reserve fund and a lower HOA its a win-win.
