Make sure the person you hire is skilled in both areas. 

You have one of the best skill sets for flipping, value add projects, and building out a strong rental portfolio.

It’s not that difficult provided you are skillful at selecting good tenants.

Biggest advice I’d give is to stay patient with the process, run your numbers conservatively, and choose projects that match your current skill level so you don’t get overwhelmed.If you keep things simple and focus on one good buy at a time, getting that second place by the end of 2026 definitely feels realistic.

Build skills.

You want rentals, STR's, flips, you name it ALL these things require business operation skills.

Pick up some skills (plumbing/hvac/electrical), anything you can do yourself realated to the properties will save you later (trust me on this).

I would suggest that your lease obligate the tenants perform small maintenance to the rental property, so long as it is safe for them to perform the repair and the repair is, by its nature, a minor repair that does not involve any special skills, tools, or licenses.

As a new agent, you don’t need fancy branding or a shiny office—you need skills, scripts, contract knowledge, lead gen structure, and accountability.

There are people who HAVE - but they started renovating first and then built their experience into larger projects.BRRRR SKILLS NEEDEDGenerally speaking you will need several things to successfully complete a BRRRR: ARV - being able to calculate the Value on your own (meaning, without the wholesaler telling you the value) is really important.
