We use this company called Second Nature where they offer a Residents Benefits Package, which includes renters insurance. 

Going up to the $500-700 rung gets you a bigger house with more amenties and naturally a higher return. 

Minnesota seems great and was my first choice when it comes to nature.

Both are probably going to appreciate around the same naturally over the next 30 years.
