I have had numerous instances where I sent a deal to them, structured it for the client and then the client circumvented me on their retail channel.

Hi all, I am using RentRedi for tenant screenings and receive this message for the criminal report for all my applicants: A criminal search cannot be completed for your applicant because certain local regulations necessitate the implementation of a 2-phase screening process and confirmation of implementing a 2-phase screening process has not been provided.I am in Cook County, IL and it recently became law that credit and other screenings have to be reviewed and accepted first before a criminal report can be viewed.

Found this:In the short-term rental world (like Airbnb, Vrbo, or local STR regulations), length of stay is almost always calculated by nights — not days.✅ Example:A guest checks in on Friday and checks out on Monday. They stay 3 nights (Friday, Saturday, Sunday) even though they’re there 4 calendar days (part of Friday through part of Monday). Here’s how each context typically uses it:🏨 Booking platforms (Airbnb, Vrbo, etc.): Charge and display stays in nights.🏛️ Local STR laws and zoning ordinances: Usually define short-term rentals as stays under 30 consecutive nights.🧾 Taxes and occupancy reports: Usually based on nights rented too.The only time "days" might matter is for insurance policies or local business licenses, but even then, they almost always convert it back to nights for consistency.Would you like me to check how your city or county specifically defines it?

@Ibrahim Mawri I've not worked on car washes specifically but have been a part of ground up builds or conversions, and in general its all going to be site and local dependent. You don't want to just get an understanding of the zoning, but also to your point any new, or changed regulations triggered by the repurpose.

Hey everyone,I’ve gotten pretty solid with the numbers side of investing, but I’m still struggling with the research side.Right now, I feel like I’m spending way too much time manually looking up things like:Rental demand in specific neighborhoodsLocal rental regulations / restrictionsCrime stats and school ratingsAverage days on market for rentalsHousing authority info (for Section 8)General “desirability” of an areaThe issue: sometimes I’ll find a property that looks great on paper, but then realize I actually have no idea if people want to live there. So my questions are:👉 Do you all have a systematic approach to this research?
