Update - ended up purchasing the roadway (0.25 acres) for $750.00 using a Deed without Warranty. 

Im beginning to gear our investments to areas close to the major roadways, public transportation, and attractions.

Some bigger projects include new roadways, signs, lighting, etc.

fred nice findthere are many reasons properties are vacant it could have been a tax thing all the way to a bad corp set up and went brokemake sure you check all the things you would forget to check before jumping inive heard of people by properties in this situation just to find out it was slated for demo for roadway repairs or expansionsenjoy

I have seen roofing, siding, and roadway "special assessments."

Any roadway not dedicated for public use must be maintained by the owners served.

There are a lot of issues with being located next/near a school or church.Valuation:  Negative impact on property value due to increased traffic on the roadway.  

Not on major roadway and close to well rated schools, and sports clubs.  

Desirability of the area for renters (access to major roadways, attractions, shopping, nice neighborhoods)2.

It can be more if the city requirements are stringent (e.g. low density, concrete road requirements, etc).Hopefully that land is already zoned MHP and then it's a matter of defining setbacks, roadways, utilities, etc with the city.
