I provide a one car garage gratis and it's not mentioned in my lease, so issues with it is of no consequence to me.Laundry is a benefit, complementary service - - I doubt you even mention it in the Lease.If it's not in the lease, then you are not obligated in any way.I would think most of us do similarly for laundry, even though it may cost a buck or two per wash+dry load. 

If it is a duplex and silent on the issue and you offered it to this tenant gratis your state law may say something about it.

The guy I used prior to buying a property would run the search gratis as we used him a lot for all our title work so he would do it as a favor.

You could supply the internet to tenants gratis, work it into the rent.
