(Southern CA) I am retired Navy and my dad was in the Navy.We have a 6 bedroom cabin in Pigeon Forge and the insurance kept going up.

I hear appraisals associated with ADUs regularly in southern Ca and they are typically less than 50% of hands off cost.

Somewhat similar to your situation, I got started in real estate investing when I was living in Southern CA (Orange County).

Because a million dead Ukrainians so Ukraine can become a NATO country on the border of Russia (just like America would be totally cool with Russia or China having a military alliance with Mexico totally reasonable), illegal immigrants welcomed by businesses and their paid for politicians to push labor costs down at the expense of poor Americans, and forcing kids and healthy people to take vaccines that don't work is totally not a scam.

I'm particularly passionate about southern california and texas.Outside of real estate, I enjoy salsa dancing and snowboarding.

I’m not located too far from you - I also own an investment property in Southern NJ.
