I’d also try to get as much info as possible on where they are in the court process—like are they just starting, or is the marshal date close?

This process seems messy in terms of sorting the receipts by property and retail store.  

But the other most important thing is that you absolutely need to find a seller of the land that will wait for your rezoning process before you close.

We find all our borrowers face-to-face at local real estate clubs.After a short conversation, if it looks like a fit, we will go to lunch once or twice to discuss our process and learn our borrower’s background.

Having the tenant follow up with the caseworker at that time can help speed up the process.

Should I use a title/escrow company to complete the whole process or can I do some of this myself to save money?
