Hi @Kelly SchroederI have a lot of clients that are utilizing hard money loans that roll purchase price, rehab, ad sometimes even closing costs into one loan that allows you to bring little to nothing to the closing table on the right deals. 

You should make $3 to $4mm profit.You will have to bring about $2mm to the table for the total deal. 

And experienced investors are usually very knowledgeable and have long-standing relationships and would not see much value in a newer agent.I think Seth is right that you can bring a lot more knowledge to the table if you have personal investor experience.
