The whole 3115 approach is called "changing an accounting method from an impermissible to permissible." 

It's a methodical approach to make a 30-50% higher return.

Good Morning BP members, I am starting my real estate journey and I am pursing the BRRRR method.

Then there's always the BRRRR method, if your confident you can sell/rent for a profit and leave little to no money in the house (this way you could pay off a HELOC, 401k loan or similar).

This makes things emotionally complicated, but I need to move forward.The house needs to rehab and possibly some light upgrades.I want to use the BRRRR method to turn this into a cash-flowing asset—or use it as a stepping stone to acquire more doors. 

It's amazing the returns some of my friends are making with that method. 

Build one path, measure it, and keep trimming the friction until booked calls become routine.
