Buffalo Investors: What are your favorite and least favorite parts of the BRRRR metho

For the WNY investors who have successfully executed the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy here, I'm curious about the local experience.

Let's discuss the pros and cons specific to our market:

  1. Best Part: What's the biggest advantage of the BRRRR method in Buffalo? Is it the ability to find cheap housing stock, the high rental demand, or something else that helps you recycle your capital effectively?
  2. Worst Part: What's the most challenging part of the BRRRR method in Erie County right now? Is it the difficulty of finding reliable contractors, the cost of rehabs, or maybe dealing with local lending standards for the refinance step?

Looking for honest feedback on what works and what doesn't here in Buffalo. Thanks for the insight!"
