I limited the timeframe to five years because extending beyond that almost certainly involves some type of market correction (crash?)

I learned to deal with tenants and to fix toilets, because I am a hands-to-action type of guy. 5 years ago i bought a foreclosure and did a gut renovation.

Keep detailed, contemporaneous logs of real tasks such as site visits, permits, and repairs, and avoid investor-type hours like research or strategy.

Although, I am concerned this may be one of those things that never pays out, so wanted to see what other people who have used it have to say about itInteresting. 10k will only go so far if it's a private system for certain property types.
