If they are not wanting to take the risk, either the deal isn't all that great (numbers-wise) or because it's rural, DOM are high, or they simply don't see what you see (ARV, capacity for exit, ability to see the deal through to the end).

If smoking is explicitly prohibited, as stated in your lease, and you have already issued two notices, it would be wise to issue a lease violation and arrange for an inspection to evaluate any existing damage.

There are options exterior wise AND in our approach to tenants (there are definitely a few problem units that make the area feel unsafe).Boosting rent would be great, but the real goal is to create an environment where residents want to pour back into the community and where people FEEL safe.
