A D property in a good location - do you mean to say it is a poorly constructed/aesthetically displeasing building, but in an good (A/B) neighborhood?

Architects are not known for designing plans that consider cost over aesthetics.

I added the wall boards and they instantly cleaned up the basement aesthetically.

That’s cheap and improves aesthetics 1000%.

I'm assuming the house must be livable, so any of these opportunities must be aesthetic.- And FINALLY, my biggest question is just how do you determine what these Forced Appreciation Opportunities are? 

But beyond the clear aesthetics, it shows potential tenants that they will be taken care of.  

. ;)   If your flipping it though, and aesthetically it all looks sound...it won't be your problem by that time. 

I thought a gas insert would be a good compromise, as well as add a luxurious aesthetic to the apartments.
