BRRR now is use your own cash which many don't have enough to do a full buy and rehab.. or take on all kinds of rehab risks especially if they think they are going to read a book and have no experience at this and its all going to come up roses LOL... 

Not all a bed of roses, I have houses burned, tenants not pay, countless evictions and so on......But on average my sub $30K properties cost around $200 to operate per month and the make, most of them 3 or 4 times that in income(when rented LOL!!!!)

Check local laws for notice of rent increase and if there is a cap on the amount. 

He says this a lot when he looks at his child support payments and realizes he's never going to be able to save and get some money together for a down payment on anything other than a pop-up camper by the river.Does it take three kids to figure out how to put a cap on it?

I am sure this attitude which rose them to great heights has now changed as not relevant for a business with lots of revenue to protect.

Just know, its not all roses dealing with local building departments, their changing whims, and the cost/headaches of dealing with different building inspector personalities.
