BRRR now is use your own cash which many don't have enough to do a full buy and rehab.. or take on all kinds of rehab risks especially if they think they are going to read a book and have no experience at this and its all going to come up roses LOL...

Not all a bed of roses, I have houses burned, tenants not pay, countless evictions and so on......But on average my sub $30K properties cost around $200 to operate per month and the make, most of them 3 or 4 times that in income(when rented LOL!!!!)

Some of this was a result of the seller requesting a slow close (so he would not need to rent back) in which prices rose significantly.Good luck
